Plans for a Mixed-Use Community Present a ‘Smart Growth’ Opportunity for Berkeley County

The Daniel Island Company has acquired a 2,300-acre tract of land in Goose Creek that includes the Carnes Crossroads intersection and is developing a master plan for a mixed-use community for this growing area of Berkeley County. A former timber tract, the property is located at the intersection of highways 17A and 176 – an important center for growth in Berkeley County – and includes four miles of prime commercial frontage. It has the potential to develop into a significant commercial and residential center for the city.
“This is an exciting opportunity for our company to take our particular approach to community development, build upon what we’ve learned so far at Daniel Island and help create a new center of growth for the region,” said Matt Sloan, president and chief operating officer of the Daniel Island Company. “We aim to create what will essentially become a ‘sister community’ to Daniel Island – a ‘smart growth’ community that responsibly combines residential and commercial uses and evolves as a gathering place for the area,” he added. The addition of this new property does not affect current development plans for Daniel Island.
With the development of Daniel Island, the Daniel Island Company has established a national reputation for successfully executing mixed-use development at the highest level and creating value by the synergistic relationship between different uses.
“We’ve toured Daniel Island extensively and are very impressed with the way that the community has been developed,” said Goose Creek mayor Michael Heitzler. “We’re excited to have this type of opportunity within the city limits of Goose Creek. We view this as an important economic vehicle that will have a positive impact on the quality of life of the citizens of Berkeley County and a significant impact on our tax base.”
The master plan for development of the property is being designed to incorporate many of the same details and amenities found on Daniel Island and to appeal to both a local and national market. Due to its central location, businesses, offices, shops and restaurants will play an integral role in making this an important downtown destination for Goose Creek and Berkeley County. Parks and walking trails are among the recreational amenities planned.
“Since Crowfield Plantation was developed, there have been no other mixed-use community developments introduced in this area of Berkeley County,” said Sloan. “We see a real opportunity here to participate in responsible growth for this area.”
In regards to responsible growth, South Carolina Coastal Conservation League executive director Dana Beach has expressed support for the initial plans. “We are enthusiastic about this new undertaking by the developers of Daniel Island,” Beach said. “The project is in the right location for growth and the Daniel Island Company has proven that it can design and realize communities that are environmentally sound, efficient and equitable. And unlike many developers, they are committed to sticking with their projects over the long run.”
